To put myself in your shoes, my two biggest concerns would be insurance covering my house in the event that an electrical fire occurred as a result and potential mold/mildew issues as a result of the humidity.

A stinky shoe will stay a stinky shoe if it isn't cleaned and set out to air.

But I may be shoe stringing myself by getting into a 20 yr commitment.

I've done tons of reading on the forums and learned a lot so far but i want sone experienced opinions on my current situation financially and what steps you guys or ladies would recommend for someone in my shoes. also if your in las vegas starbucks on me i'd love to meet and maybe even do some ride alongs haha!

I would think, though I'm not in their shoes, that a flipper would be just as happy if i brought them an MLS deal as if it was not from the MLS as long as there is a significant discount over the list price and there is a reasonable amount of profit to be made.

Beware: I am a newbie so what I might do here could also be a bad mistake but here are my thoughts...If I were in your shoes then I'd be thinking about some variables.  

They've been among my best earners, but I bought them well aware that I might have a hard time selling them and planned my life/portfolio accordingly.Since you've already registered a concern about exiting this property if I were in your shoes I'd perhaps reverse engineer from that concern to see if that is in fact the type of first property you want to buy and own.Now, buying us good, and having an exit problem is much better than not owning and not having any ownership problems so just make sure you want to own THIS one, but even if you don't, don't let it dissuade you from buying a deal this year.
