@Cameron Belknap FHA loan rules in HUD 4000.1 mention not counting the basement as part of the Gross Living Area; however, part of the FHA requirements found in HUD 4000.1 includes a section on “converted spaces” which states:“The Appraiser must treat room additions and garage conversions as part of the GLA of the dwelling, provided that the addition or conversion space…is accessible from the interior of the main dwelling in a functional manner; has a permanent and sufficient heat source… and was built in keeping with the design, appeal, and quality of construction of the main dwelling.”Furthermore,“The Appraiser must analyze and report differences in functional utility when selecting comparable properties of similar total GLA that do not include converted living space.

I won the case though, it was three years of litigation and set a precedent in the Ninth Circuit Court of Appeals.

Idea behind replacing the oil furnace is avoid having the copper lines risking freezing during very cold winters, not having to worry about oil delivery and possible spills and overall it simplifies maintenance of the unit and make it more appealing with central cooling and heating.

Clean plate ware, free of designs can add to an aesthetic appeal and add a tidiness to your modern kitchen.

I don't see why it wouldn't be appealing to a mortgage company but I'm not in that world, so I don't know.

My wife and I fell in love with our first flip and made very little off it because we were more interested the aesthetics than the finances. 

Brad , Did you see the photos, there isn't anything appealing about this fireplace. 

If you can't get a professional looking job, it will look like the tenants (novices) painted it, and will lower the desirability of the unit for the next occupants.Keep with neutral, off-white colors, keep it simple--it will broaden the appeal to the greatest number of potential renters.

So courts don’t spend the money on reporting cases that don’t need to be reported since nothing to appeal or no clarification.
