If you ask your banker, your older parents or grandparents, realtor, financial manager etc. they will all say "of course buy your primary".

Now, if you do decide to pull money from your current home, most lenders would prefer to see some "seasoning" of funds in your bank account.

This compensates you for any potential extra vacancy time during an off-season turnover.

If you have particular lender you want to work with, now is a good time to have a conversation about the MTR rent - lenders will vary on how they calculate this income and the seasoning required.
