I understand that rents will go up over time and my mortgage payment will pay down the principal, but it seems like investing the $1.43mil into rental properties and/or a low fee US stock market fund may work out better for me.

The problem is that they are not knowledgable enough to understand that the analysis is inaccurate, but start making investment decisions based on the analysis anyway.That is one of the main problems I wanted to solve with DealCheck by providing a tool that takes most of the guess work out of running analysis calculations and evaluating rentals/flips/wholesale deals that will satisfy 80%+ of investors out there.But going further, I think that tools like DealCheck are perfectly viable even for more experienced investors.

The lesson here is that EVERYONE (especially mentors/gurus selling their “expertise”) has investments that do not work out as anticipated, one that actually lose money, and one’s that tie up your capital for long periods of time before you get your capital back.

As for other amenities, some crowd-pleasers that won't break the bank are coffee maker + starter pack of pods, basic workout equipment (yoga mat, resistance bands), phone charging stations by the beds, and basic kitchen essentials like olive oil, salt/pepper, coffee filters, etc.
