Do the rental numbers seem workable to you?

I'm having a hard time finding multis in my area market that the #s are workable.

Got two scenarios I want to do some kind of lease option/purchase if it is workable.  

I see some folks have suggested Irvington and the Oranges, and while I think the Oranges could be workable, Irvington is a sad story.

I should have about $20-$25k cash to play with at that point which seems very workable in Cleveland.I'm interested in buy and hold for rental cash flow.

I really want to jump in, but there is so much missing data that is so relevant to coming up with a workable solution.

The higher the contractor charges, the more you get the job done quickly.On another note, I am also picky on my customers, just because someone has a $100k rehab project, it doesn't mean I want to take it because there is money to be made, we had to look for workability, standard, expected quality, contracting knowledge of a client, we are screening you as you are screening us. 

If you are intent on more real estate, using the cash flow to build up cash reserves to deploy on future properties is certainly a workable option.  

This is not a workable deal from any standpoint that I can see.
