After picking up my life in Los Angeles and moving to Fayetteville, AR for a house-hack, I do have a word of wisdom: make sure you like the place you're going to live if you're moving across the country to start your real estate investing journey.

That is just example language - you'll need to use wording that is specific to your state - but you get the picture.

In other words, yes, you can put a little less down (10%) on a second home vs investment property (15%) but the rate will be the same.

One word of caution: the court orders typically allow repairs to make a home habitable, i.e. rent-ready, but not cosmetic or similar non-essential repairs, like upgrades or additions.

My thoughts are to do an addendum (but not sure how to word it since she will have pre-paid her part until may) and let them figure out the security deposit between themselves at the end of the lease.

I really hate using words to communicate, they are such clumsy things when one thinks about it!
