So bottom line they got away with it and are living in a beautiful safe clean country. 

I was able to buy the house with $12,000 down and I paid some closing costs for a beautiful, turnkey house that needs absolutely nothing.

Lord knows there are a lot of fancy, online GP's now with beautiful websites, YouTube channels, and 10 people in their investor relations department but only 1 inexperienced guy in their acquisitions who couldn't underwrite a lemonade stand.good luck :)

I have a strong network here and know the key players/stakeholders in the community and am trying to learn how I can get involved to make an impact to change the community and restore the existing (beautiful) infrastructure. 

A trained engineer could have some fun with this if something like this went to jury or if they were called in as a witness (kind of weird what engineers call fun for most people).

JD, I'd agree about cat pee.....it has something in it that will make you see Jesus, even with a respirator....But that house that had 9 dogs locked inside of it had this beautiful wide-plank flooring, Ponderosa Pine...unbelievably gorgrous.....I had it sanded once and got about 50% of the smell, twice, maybe 75 %....third time got 95%.Primer/paint did little.....finally had to have the walls and ceilings skim coated with new texture...throughout the entire almost 3000 SF house.

I've personally witnessed several intelligent people suffer financial harm because they trusted this info, didn't think they needed buyer representation, and overpaid by 6 figures.
