that's an interesting perspective - I never thought of renting a bicycle out - the charging station is spot on - I also like the kitchen idea with spices and what not - when we stayed in a cabin up in Bass Lake - they had everything you can think of - anytime we needed anything in the kitchen or  around the cabin it was there.

Otherwise SFRs would be better in regards to complaints and whatnot.

I learned the biggest lessons from a flip I did a few years ago and it was my "college education" on what not to do. 

@Bryan Tasumi200k is about the cost of your student loans you will incur...unless this is money you can afford to not have or lose or what not, dont mess around with it.

Do I draft up a sub-lease and have them have a security deposit and what not just like any other rentals?

For me, every single listing on the market is of value - it is either a deal to purchase, a retail ready property that helps you price your flips, or a perfect example of what NOT to do lol (that 300+ DoM property that the owner begrudgingly lowered the price after it sat too long and is now unwanted inventory).

@Mary Joe Not meaning to be a smart ***, but if you are looking for passive, low return, risk averse, long term investments, what not just invest in a few good income (dividend paying) blue chip mutual funds?
