BiggerPockets website is good for the American market (mostly) but you will also find lots of Canadians on here and some good info on the Canadian market just by searching.There are worthwhile local West Coast resources for learning real estate investing in general and the Canadian and Vancouver markets in particular.

I've consistently written about the forces of nature and her current and future effects on the real estate market (even while often being ridiculed and politicized on this very site for it) regardless: I personally moved and invested in coastal Oregon in 2018 from Venice Beach Los Angeles partly as a result of the trajectory of climate and have assisted several clients that specifically purchased on the Oregon Coast for their own 'climate havens,' investment and future retirement homes.

From flooding in the Midwest to bomb cyclones on the East Coast, drought in California, the weakened Gulf Stream winds…. all were suggested as risks years ago.i can’t remember 100 mph Santa Ana wind speeds in the 80s, 90s, or 2000s.

Away from the coast, no hurricanes, fires, floods - we don't even have snowstorms anymore.People can deny climate change all they want or blame it on sun cycles, and frankly, it does not even matter, the reality is that insurance cost will force the issue.You can try to rebuild and you can put houses on stilts in flood areas, or fortify them against high winds and fires, but that makes it expensive.
