Let's of NYC investors look at other cities in NY, Rochester, Buffalo, etc... they can drive to them to see them, and they know the state well enough to feel comfortable.Most of the rust belt cities in NY offer cash flow as well. 

Mortgage rates have kept increasing as well, that's why I put a range on negative cash flow.

Put simply, a well-designed mobile app has far higher user engagement than a web only service/site.

In that case you should get an attorney involved as encroachment would be a material issue that if known should have been disclosed both to the broker and to any potential buyer.  

We need to find a good app/website for them to send rent as well, preferably one that has many things built into it, making it more simple to manage things in one place.
