General rule of thumb I have heard is that carpet in a rental is expected to last about 5 years.The real fix here is buying premium higher traffic resistant carpet, or converting to a hard flooring on your next replacement, like LVP.

So this got me to thinking maybe folks should spend a few hundred bucks on a website and link to those then have the info you want to share on that website..I see websites for specific properties all the time.. its mainly high end but can be any kind this would cut down on traffic and all these requests..

This is the perfect example.We have been using the leses and other froms from WLB for over a decade and I have seen them getting updated over the years, so I somtimes throw out a package of forms and order new ones to be up to date, but they are so inexpensive, its a no brainer.WLB has a store downtown Milwaukee worth visiting: they have all sorts of landlord supplies you did not even know you needed from print all the way to parking signs and traffic cones.

The biggest thing that frustrates me most about the guru's is how most are not transparent about all things notes, yet they send post after post on LinkedIn or FB wanting you to watch a Podcast or something else about how much money they made on notes to get you sucked into their web.

Potiential Prospect with conflicting information on Application

For starters, the prospect passes our 3.5x income requirement, has a 700+ credit score but a few things that I seem to have trouble with is the management company that was on the application, I wasn't able to find any viable information through regular web searches, but through the Business public record I found an LLC to this management company which I found was created 5 months ago.
