Obviously, there's more risks but with anything in life that deals with money there's always a risk.There are cases over in Alexandria where people are doing Arbritage using Airdna I found most of the places that are 4 bedrooms under most of the time are being rented out and STR'd by the tenant just by cross-referencing with Airbnb hosts and asking around I found out a large amount of hosts of STR's over there are renting out the property so I do know that it is not only possible but frequent at least in Alexandria Oldtown area. 

One could argue that they are worse now because I know the realistic stabilization period that it takes before a property is no longer a cash vacuum. 

Much less frequent, but we also weren't allowed to participate while my husband was a housing commissioner, as it would have been a conflict of interest.

Unfortunately, she frequently turns it off to save on electricity, which exacerbates the issue.i have also sent her extra radiator heat so can just plug in , but she refuse to use because she has to pay high electric bill.She complained about the unit's insulation and requested that we install an additional baseboard heater( whats the use if she doesn't turn on the heat) .
