I didn’t like the expense involved when I researched cost of maintaining a business account to self manage 1 rental and found that the LLC route wasn’t necessary if we maintained an umbrella policy, so I just keep track of rental income and expenses (not that hard) on the one I self manage and any extra expenses on the ones managed by property management to add to their annual summary for my accountant.

So, it's something you need to be aware of and consider.If your goal in moving the property to an LLC is to protect yourself, it might be simpler to buy an umbrella policy to cover yourself against any issues.

I do have an umbrella policy but am simply adding more protection by moving to LLC.

You're welcome to claim other things fall under that umbrella, but then we're just arguing about terminology which is not productive. 

There is statutory, and now Fannie/Freddie guidelines, that exempt many transfers from being subject to the Due On Sale Clause...asset protection/estate planning purposes are typically covered.Why Use LLC when an Umbrella Policy Does the Same?

I spent a significant portion of the next 2 days looking for umbrella insurance.  

Eventually, I left my SF rentals in my name and beefed-up insurance, including an umbrella. 

And you have to work hard at making the home a destination in and of itself (ex: hot tub, outdoor lighting, heat umbrella, fire pit with wood, grill, sauna, games, arcades, books, great cookware, etc.).

Personally, for SF rentals, I boosted each property's liability coverage to $500K and then had a $2M umbrella policy.
