I managed to dodge this problem because I worked primarily for the ultra-wealthy who don't care about these issues and/or are savvy enough to realize the value of letting the GC just do his job.

I show mostly luxury homes, which is more expected here than at lower prices, but it's still of note.

An STR hot tub is a completely different beast. 1) Hotels and fitness centers have staff that are checking chemicals twice a day to ensure the appropriate balance is being addressed, STRs do not have that luxury.2) You can educate your guests all you want.  

There will be good investments to be made for several years and investments made today aren't going to hockey stick like they did in 2020-2022 so you have the luxury of time as you wait for the best opportunities from the best sponsors.  

Less desirable and by no means luxurious but not dangerous, no intensive management needed, properties unlikely to appreciate much over time but very attractive from a cash flow perspective.
