My reason for mentioning this is that perhaps more folks are seeing this and passing or there is more than meets the eye in the details here.I applaud the hunt for a huge deal and hope you fill us in on what transpires. 

It's really going to come down to what was communicated, preferably in writing, and then what transpired after you gave the initial approval. 

(Don't worry about the timeline, this all transpired over the course of two weeks, with the second viewing of the first property this morning and the first viewing of the second property this afternoon.

There is no central database for market value for any given property - the value of any given property will continually change based on the latest sales that transpire around it. 

Access to the MLS can be helpful but not necessary, taking the course for your RE license will certainly give a much better understanding to the ins and outs of how real estate transactions transpire.
