However, the rapid rise of the technology sector in the Reston area has sparked them to double down on their bets for continued strength of the office market in Reston Town Center (the D.C. metro area has the 3rd highest density of tech talent in the United States and 9th in the world, especially markets in the Dulles Toll Road Corridor like Reston, where 70% of the worlds internet traffic flows through and is home to companies like Google, Oracle, and Microsoft).

So at a minimum we are in units twice a month and keep our eyes on stuff really closeI go out after hours and sit blacked out at my properties to see if there is any traffic that there should not be!

The rent is often low per foot but the location is strong corner with good traffic counts and sightlines.Regular Dollar Trees and Dollar Generals for good locations in the current markets with good term left are going for about 6 to 6.5 cap rates.

Inventory is not moving as fast as I had expected but I’m also weary of my own impatience since I’m motivated to sell.

Now there's only 1 or 2 of them, plus a few males, 2-3 dogs, and there is sad looking traffic going in & out of the house.   

We've had better luck with our organic traffic.  

Traffic can also be an issue in that area and as more homes are added it will likely get worse.

Avoid properties on main streets (traffic noise, avoid homes near freeways (smog/traffic noise), avoid homes without garages if most other homes have garages, avoid being in airport flight paths, avoid over building or over rehabbing for the area comps, know how to properly and accurately estimate ARv and rehab costs, and have money lined up in advance.

Just look at Friday traffic heading north out of Massachusetts. 

Although I haven't yet used my website to market listings, my consultant has mentioned ways to generate traffic to your site using specific keywords and running ads to listings on your site.If I get any feedback, I will share it here or PM you!
