When the market is good, everyone wants to be a real estate investor, when it is bad, everyone sells and runs.Fact - more millionaires were made from the great depression than from any other time in history, however the majority of people stood in handout lines for food because they didn't even have money to eat.

Property radar on the west coast already does this and any TRUE court house step bidder their title company will do all this for free.In Vegas for instance the sales are in the parking lot of a title company daily and they hand out the exact same type of info.. go no go caution etc.. based on their title searchs.. plus they have reps walking around helping U.In other markets were title is pulled by abstractors think most of north east from SC north..

Unless this is a charity handout, proceed without a realtor assuming you know exactly what you are doing. 

People don’t have time for handouts in this crazy world but if you can bring something to the offering table all sorts of knowledgeable people are willing to give hand ups. 

If I recall correctly, the rep from the state brought one exhibit handout for the group -- FL 475.43.Your analysis is wrong not because it was brief but because it was incredibly simplified. 

If you are real and looking to grow but not for a handout you will be surprised by generosity.

Mind you I stood on my own two feet and paid my own way since I was 18 so no hand outs, that was all my own savings while I had to pay rent, etc. 

If you need a one page summary,  look at the fair housing poster/flyer you are required to hand out with showings,  or have posted.
