In '23 the state set records for tourism revenues and visitors to the state, a hat tip to your point about year-round demand. 

Also, ask your agent to do prior rental verifications and to run the applicants through Forewarn app.

Go to AirBNB app and research which areas have the most listings, that usually means that its a HOT area and if you run it right you can succeed.

My one tip would be, its not about getting wealthy quickly, but more long term.

And if the government removes the app that the illegals use to get food, shelter, money and legal advice, then it becomes a whole new ball game.Regulations are slowing building down.
