If you're the only one charging for gas on top of the rent, then I wouldn't consider it.Unlike water, and if you control the thermostat as I do at my rentals, unless the tenants purposely leave the windows open on cold days to spite you, you do have some control over gas usage.

You'd need to set the thermostat for the central heat in a common area so that the baseboard heat doesn't effect it, but otherwise I don't see why you couldn't use the baseboard heat to bring each unit up a few degrees to the tenant's liking.

Summer in Scottsdale is really hot (110), you need to lock the thermostat so the tenant can't run the AC at 65 degrees for 5 days straight and kill you AC unit (that was guest #1.. $1500 lesson after the water in the ceiling damage)2.

(sustainable resource)- Use energy efficient light bulbs or dimmer switches (I heard E/S bulbs have mercury in them so I stay away from that)- Install a day/night programmable thermostat- Replace windows with double-pane LOW-E.- Install added insulation (attic, basement ceilings, ect)- Install Energy Star appliances- Convert oil furnaces to gas if possible.- Upgrade furnace to high-efficiency unit (90+ rating)- Convert oil water heater to gas if possible.- Recycle: demo, paper towels, drink bottles, ect.- Replace the toilet (old toilets use a lot more water!)

If possible you can pick up digital thermostats for $30 that can run a schedule that keeps it cool only during the hottest days.

He said his father said when I had all my stuff together he would bring my plumbing connections and finish up.. heh..When I had all the stuff here at the house..hmm.. so I called the son who I didn't want involved but dad's phone doesn't even offer voice mail..I simply said if his dad had any b@@@s I wouldn't be calling him.. but to relay that unless he gets my plumbing connections and thermostat to the house finds a way to get the stove, Micro and DW the next day I was going to file a fraud report, hire an electrician and plumber and then go to sma;ll claims court to have him pay back what he stole and for the costs of the people I had to hire for the work he didn't do not to mention the distress he caused me and my poor family who wonder why I am about to kick the dog.. who did he think would win.Anyway I know I ...good luck right?
