As of currently, I have just been running analysis on houses in the DFW metroplex with an excel sheet I made becoming familiar with neighborhoods.Lastly, shoot me straight, do you think buying a house with 10k in the bank is too thin to get started?

Using zip code analysis is a good way to identify the micro market once you know the metro you want to invest in. 

Your agent should be able to help with your deal analysis, consulting on whether a deal is good/bad, learning neighborhoods, estimating renovations, building your team, etc.
