I'm also in the "never heard of future stay" camp.We now have 6 units all in the same, tertiary local market in the South, and we manually adjust our pricing based on how close we are getting to a unit coming open. 

Perhaps not the best example, but  what you are doing is no different than a medical patient who walks into 6 doctors offices with a broken finger asking to be treated with radiation.

It’s just 7 miles from the beach, 2 miles from a large new hospital and medical campus, and within 2 miles of the county government offices.

Traveling professors and medical professionals would probably be my target avatars.I am biased though toward MTR as a strategy, and it's not without risk to spend a couple grand converting an empty LTR into an MTR, so consider all of your options carefully.

That's why my question was to go ahead all over the USA to see people's suggestions for better locations.The fact that you don't think it's silly to ask a forum to recommend any place in the United States for STR and expect to get answers from people without a funnel to sell you something is silly.Jersey City and surrounding is very good for MTR opportunities because of the proximity to NYC and since you are in residency, you would be MUCH safer focusing on MTR since you have an in to other medical professionals.

First, a lot of people exploit old people (some registered nurses, members of heavily regulated profession, with multiple degrees and licenses in nursing and medical sciences come to mind.

Also it would mean I get a different tenant pool for example travel medical professionals, displaced people due to insurance claims, digital nomads, etc and I really want to expand my knowledge outside of long term tenants and challenge myself to have a diverse portfolio of real estate! 

I wasnt even there.My insurance company took all the info and will take it from there but it looks like he may be able to get medical expenses.They said that if it was a single family he probably wouldnt get anything but because its considered commercial then he might be able to get paid.
