If there's a hole, it may be a red flag.b) sensitivity analysis: I examine all the assumptions, and make sure I can live with the worst case scenarios.c) "Stall and see": if they are getting money over multiple years, and there is no penalty for investing later, I would usually wait so I get some real performance data, versus having to look at theoretical pro forma information.d) Recession stress test: I will not invest in anything, until I subject it to recession level stress and see if I can live with the result.

In addition, while the umbrella did not end up having to pay out, having it meant I did not stress about it at all.  

Since then, Chewy, Auto Zone, AT&T, Dollar Tree have all built distribution centers in the area. 

I stressed fully updated because you don't get a discount for having partially updated plumbing, electrical, or HVAC. 

Just know others are in the same situation--I'm stressing about one of mine too!! 

The affordablity metric of Canadian RE works as follow: the closer your are to centres like Toronto, Vancouver, Montreal, the more expensive the property will be and t gets pricier, in the eye of those epicentres. 

To all those stress I had to go through during this process the only consoling factor is the judgment amount I got through the Justice of the Peace Court.

With regard to renovations, I always suggest taking incremental steps to bigger renovations or partnering with someone who has already done a renovation at that level.I've been known to just go for the big rehabs for my personal investments here in Chicago , and during that process, it's always more stressful than it needs to be...As far as navigating the competition, I've found the best thing I can do is get EXTREMELY CLEAR  on what I am looking for; then I am confident pulling the trigger quicky.
