They also billed me for services not performed (I don't think they were intentionally trying to swindle me but more that the office staff was disorganized with their record-keeping).

The same investor cycles through a couple tenants, a few property managers, gets swindled by a couple of contractors and whenever they do try to exit the property - that’s when they realize they can’t escape for more than what they have tied up in the property.Now things can get even more interesting - while the investor contemplates their next move, their property is vacant and then gets ran through - thieves and vandals step in.

With the exception of a Turnkey salesman trying to sell (swindle) a property at a higher value to a newbie who doesn't know better.What you are implying, and what most others are saying in this thread is that the OP should be looking for a "higher Cap rate property" in order for the investment to be good.No no no!!

I’m beside myself reading your post.I was just pointing out what a lawyer can do based on the facts that the op himself provided.Besides that, I understand very well when you say that no real estate training/coaching teaches to be honest and hustling (euphemism for swindling) to make profit is the “name of the game” (while believing to be a problem solver).

There is a huge difference btwn a $100k purchase & a $265k purchase, esp in one of the communities where you would be drowning in fees & taxes (I've seen it happen many many times)...Glad to know you didn't fall prey to whatever swindling salesman of a real estate agent was trying to convince you that buying his charming little house for $265k was the right way for you to make money in the Poconos!!
