There is a potentially large correction coming in real estate and that equity you think you have will be swallowed up either on the property you have now or the two you are thinking of buying...which will then be upside down.

just an FYI:...being a landlord is about money. nothing else. swallow your pride, pick the  up the money. between vacancy, cleanup, damage, re-renting.....evictions are costly and better avoided. when renewal time rolls around, kick them out. if you have an NRR in the county, use it when that rolls around, and kick them out.

I tried taking them to court, but didn't because I was sick of them both, I swallowed it a lesson learned, repair the damage and moved forward.

Brother tried to help them buy it back in the end I rented to them for a year ( when I could have just evicted and sold)  they then failed to pay rent and wife swallowed a bottle of pills  she survived... but you can imagine that household.2. another one in deep denial single man.... would not leave I finally after 6 months of no rent and him telling me he would move etc... we had to do a forced eviction..
