Start with AO then sprinkle in some OO and filter with medium to high equity. 

This material is nothing more than sawdust and glue that when it gets wet, the floor begins to sag and fall apart.

I have been in sales since I was six years old (selling creepy crawler earrings) and have been in the sawdust of real estate since my father made me clean up the remnants of his last renovation (around 10 years old or so).

Other than that it was 99.9% boring stuff sprinkled with intense moments of excitement.

The floors are made out of the sawdust board, that is reasonably strong, but the glue falls apart very quickly as soon as it gets wet. 

Call it mid-life crisis, whatever, the smell of saw dust and paint really gets me motivated.

I don't suggest sprinkling your properties out all over creation because this business is so location dependent.

Sprinkling old buildings and providing for two separate drainage systems in a building build with one is also a costly challenge as is storm water control.
