Prop 33 will enable them to run as wild as they wish with rent control.Note that one sponsor of Prop 33 is Renters and Homeowners for Rent Control. 

For people reading this - I don’t know the sponsor and this is a general comment but if a sponsor had issues reporting to their customers that should be a giant red flag.

As a sponsor, what investors don’t realize is when you allow investors to invest $100 r $1000 in an investment that fund is losing money on that investor - why?

First, focus on the sponsor.

I’ve focused on passive multi-family deals, and now I’m excited to share new syndication opportunities from experienced sponsors in the multi-family and manufactured housing communities (MHC) sectors. 

And there are sponsors that have survived multiple cycles with little to no money lost and sponsors that are brand-new (and everyone in between)So these all come with a wide range of projected returns, actual returns and experiences.

I see many sponsors raise more than the property is worth.

@Matt TortoraNo standard terms but investors should NEVER carry the personal guarantee only one who should be giving the guarantee is the GP/sponsor

They were one of the sponsors at BPCon2024 and claimed to be a Landlord Insurance provider.
