Sounds like you have some interesting options, and good reasons for both! 

I'll take any and all advice any of you have, but the two things I'm looking for specifically are: what sites, services, and/or software you use and recommend for sceening and managing tenants? 

The only other advice that I would give is if your primary motivation is to save on taxes, don't do it.

@Leon G.Man, it sounds like you’ve been through the wringer.

It doesn't sound like that has happened here because you keep saying you want to transfer it etc...essentially you want to give them the property, because right now today they do not own it and have not completed AP...you're doing their job for them.
