I am 74 female, been managing a duplex for yrs without too much difficulty but tired of it - have vacancy coming and several repairs required. 

Forming little groups in the background to down vote certain individuals comments based on skin color, or religion, or perceived political leanings seems like something we could all do without on this forum.

I know the podcasts and books speak about being in a deal with zero skin in the game, but that is an outlier situation not the norm.

@Christine AledamYou may be having difficulties, as this is often a conversation had at the attorney level, usually in conjunction with the LLC. 

Thank you that is also what I’m thinking but there are so many different answers some refer to financed purchasers having only 60 days to begin occupancy - as a buyer who will not need financing that is where I am finding difficulty - our agent is checking but also getting different answers - I may just call HUD and speak to someone. 

If there’s a real problem with the system, it stems from the difficulty of actually EXECUTING an obtained judgement.

This would be 2 days before he announced in his June 20th email (which I believe you have) that he was suspending payments to hundreds of investors because of financial problems.He did not disclose anywhere in the webinar (48 hours before the email) the difficulties that his business was experiencing which was laid out in the email 2 days later.
