I work for a flooring company as a designer and meet contractors and people who flip homes regularly so it has me flirting with the idea of doing it myself.My question is, how did you get your spouse to be on board with real estate investing?

Also, without even looking at the plans a 7 unit building will likely have flawed floor plans and/ or an inefficient layout unless its an irregular site.

It's going to need a new roof here in a few years, and new flooring in both units. 

Insurance typically covers only the directly damaged area, not undamaged flooring, even if it's continuous.

I was told that a ground-floor condo are better than a second floor condo ( If there's no elevator and Stairs are present).

- The tenant may be granted permission to customize the property such as painting the property to their liking or upgrading flooring or customizing bathrooms which can create more feelings of a sense of ownership in taking care of the property.- The rents are usually $100-$200 higher than the average rental amount which can create a higher monthly cashflow.- Tenant takes care of most of the fixes and repairs for the property, except for large ticket items that should have been taken care of before the tenant occupied the property.

You can easily wire a second thermostat in parallel to the one the tenant uses and have it preset to a floor temperature.

It helps to make connections with your local flooring, tile, kitchen design studios depending on how high end you want to make your flip depending if it is in a HCOL neighborhood.

We are looking to open up the wall and then raise the floor and plumb 2 heated and cooled air duct lines to the room.

So if the short term rental is the first floor might be less likely to cause annoyance vs it being on top or if the beds and living  rooms are side by side or opposite ends of the building.
