Obtaining a commercial loan for this type of multi-family is not a cake walk. 

Mine was on the market for 10-whole days and I got a bidding war and ended up with a full price offer :)  Took 60 days to close, but it was a cake walk.Find a local COMMERCIAL agent, take'm to lunch and discuss your plans and ability to close, as those stupid escape clauses will just get you discarded as not being serious, so make offers you intend to close on.

If your documentation was up to snuff and you followed the State procedure for deposits, it should have been a cake walk to defend. 

If you can find 1% with a cake walk, then take a little extra effort and try to find something even better -- maybe 1.5% or so?

But that doesn't mean operating your own mgmt for your own properties is a cake walk. 

I'm currently in the middle of structuring an owner finance deal and after tackling that last issue, this one feels like a cake walk!

I already have seen from my experience our single family A homes are so easy to manage, while the C apartments are constant work almost daily.in our neck of the woods B class and better is a cake walk.. compared to what other PM"s have to do in the rental dominated cities back east and in the mid west 

Or BP posts that glorify the one in 1000 that hits a homerun leading others to think this is a cake walk.And any one can buy a rental home takes no skill at all to do that.. so take all that with a grain of salt as well.. and that's not a bad way to go for most of the folks on this site.. buy some rentals stay on top of them create wealth over time..

This can be done and is done all the time but I don't think this is something that is very scalable, or the most efficient use of time, especially the management part.Passive on the other hand is a cake walk for the investor Blake
