If you’re worried about high down payment costs, there are plenty of deals right here in Birmingham (or elsewhere in Alabama) where you can acquire a rent-ready, turnkey single-family property for between $120,000 and $200,000 or so.

I’ve recently paid off some debt and am earning a decent income, but my savings are still modest and not yet substantial.My plan is to use an FHA loan to acquire a decent property, claim it as my primary residence for a year, and then either sell it for a profit or potentially rent it out.

Goal would be to acquire 20 rentals by the age of retirement, with some already starting to be paid off.I am in the same boat as you, and I focus on safe appreciation all day (small cash flow for safety and then focused on markets on that appreciate).
