Bottom line nothing beats getting your License for RE brokerage and then working the trade or a license to lend if required then working the trade start with a company and learn as you go. thats how I learned the bizz..

I think seasonality is starting earlier, but if people are starting this early, ahead of inventory bottoming, we could have a pretty crazy spring. 

Like you said RE is a people business and if you are uncomfortable with people you probably aren't going far. bottom line people our age actually worked at 8 9 10 years old did not sit home playing computer games LOL.. although kids doing that today and have a knack for it and go into tech later do quite well of course :)   I mean for me it was 57 to 60 years ago I am just thankful today I am alive and well and can read and type and still work :)  AND remember those days fondly.

But bottom line: January rent is due to you provided the tenants were informed of the sale on or prior to closing.

Ken, if the bottom line is you think subject to deals are or can be “dangerous” then I agree! 

If you constantly chase the bottom dollar and bottom tier coverage you'll be the one carrying the most risk.Happy to connect and talk more.
