As to MLS fees, generally, those fees are rolled in with the fees to join NAR, California Association of Realtors, and local real estate association (although some associations offer MLS only subscriptions). 

In the limited instances where I do collect a fee on the purchase I often roll it into the deal and take price reduction.

It's pretty rare I see any that is super easy and the cash just keeps rolling in. 

The hardest part is finding the right people  to talk to i.e sellers, lenders, contractors, and not stopping until you find them the rest will fall into place because you have thw info in your head and a mentor(jerome) that will guide you when you get your deal rolling.

So if the customer needs financing we can provide that , but rates are as high as hard money .Money is the fuel that keeps the machine moving , just like gas keeps my truck rolling .
