You sound very organized for a first-time flipper so it looks like finding that mentor is paying off.

I want to ensure I’m doing this the right way while keeping my finances organized and compliant with any regulations.

So this is some kind of communal organization - there is a "mentor" at the top, and a bunch of "mentees" who do work for each other/for the mentor.Hopefully the asset is all in your name and your name only. 

Your HOA also will have to unless they are organized as a 501c3 which most are not.

I just like that it’s all there and organized and there is a team supporting it and me. 

Because the banks were reselling them to over seas market investors.

As a powerful organization, I would like to see Bigger Pockets become a leader in not simply educating real estate investors but leading the way in warning investors about the real estate guru pitfalls.  

or should I just wait for the reviews to come in organically from outside bookings?  

I can imagine it depends on how significant the issue is but I'm interested in y'alls take on if this will impact the resell value even if I fix it completely? 

I’ve heard about partnering with insurance companies for displaced families, working with military personnel in need of temporary housing, and possibly connecting with other organizations that require mid-term accommodations.I tried reaching out to GEICO about insurance-related housing needs, but they didn’t seem to have a clear process.Does anyone have experience with this niche?
