But for the people who are motivated and want to get deals done and build the community and level up together, it can be a godsend. 

Now you are telling me my critique of of your business model "gives you motivation".

When offering incentive such as bonuses you must question the effects of this type of motivation.

I'll let others chime in on their experiences, but from a motivational perspective, I think attending live events and getting the "conference high" is something that only happens through in-person connections and being in the same room with investors who are eagerly pursuing their real estate/financial goals. 

If you’re offering $450K, then you could offer to take over the $120K payments and seller finance the remaining $330K.
