I respect your many years of experience Jay but want to bring some perspective from the other side of the table.In a corporate office which is running 10, 20 or even 50 projects at once (depending on the firm size), what is the benefit for the Architect to drop their other projects to jump on yours quicker?

Not only are they knowledgeable but they can potentially get your plans through quicker. 

I have done deals that have closed quicker.

I did a temporary rate buy down assuming rates would go down much quicker than they are, so the interest rate goes up to 6.1% next year (2025) and again to 7.1% in 2026.

Short term lenders balance sheet lenders like myself love pre-pays as most of our profit is in fees, so the quicker we can get the money back the better to relend the same funds. 

A lot of subs want to get paid quicker and don't want to file and say you won't get caught for some things, but you will.

It generates a false sense of urgency for the buyer and they are quicker to pull the trigger on the next one without having their questions answered.
