While there are certainly opportunities for finding trades and deals in these areas, they’re often pursued by local, mom-and-pop operations.

I wasn’t feeling good about anyone pursuing me to lend me money, but this cements even more why to stick with regular lenders when possible. 

I recently learned that Fannie and Freddie offer financing that wasn't available to us for smaller purchases and I'd now like to pursue larger deals with this type of non-recourse financing. 

I suppose I have it in my mind that I'm only able to get a LOC after I've appreciated the property, let it season, and then pursue an appraisal/refi.

It SEEMS ( I of course don’t KNOW) that the subject of the threat was called out, didn’t want to admit the truth, and when the subject was pursued decided to pick up his marbles and go home in the way of 5 year olds.  

They have even suggested that if I want to pursue the matter, my only option is to sue, as they believe they are fully within their rights to withhold this information.

I’d say if you have a solid deal and the numbers are right, I’d pursue it.

I never go off of a flat percentage on anything, I analyze the costs to get to a specific return I target and analyze the risk that is involved. 70% may be an initial metric to see if it is even worth pursuing, but every deal should be evaluated independently based on costs, time and risk involved.
