Recommend purchasing a primary residence first, ideally a home that needs work in an appreciating neighborhood.

There are so many options - Primary residence HELOC, Stock portfolio Loan, SDIRA / IRA LLC..., conventional loan....

Can IRS still see it as a part of primary dwelling unit and thus, consider it not eligible towards achieving REP status?

I'm in the Denver area and my STR is my primary home half the year (per city rules).
