If you do not have 300k income you are not even allowed to participate at Accredited-Investor only Investment.It's just matter of time until the authority comes and investigate more private investment that involves public/investors money.I am also involved in certain clawback litigation against previous quite-famous-syndication that was under SEC receivership now.It's fun to watch how the GP has to sold all their Rolex watches to bring back the money back to investor.

I never investigated further.I always questioned his recommendations because at the price/rent point he was advocating, the maintenance/cap ex would consume too much of the rent unless actively self managed.

My townhome development in WA was under 200k for 18-units to get full building and civil permits.So hypothetically, if you think it's worth 100k per door at preliminary approval before utilities and improvements maybe it'd be worth paying 50-60k per lot.

if the timber is merch  you should get a mill in there to bid on the timber.. hire a logger.. profit you use to knock the stumps out.your civil engineer should be giving you a preliminary cost to do infrastructure normally they will do these for free since they will be designing it all.. they would be the best bet anyone on line is simply  a WAG
