You may want to sweeten the pot by only charging them for some of the equity (e.g. $10,000 instead of the full $20,000).

I grew up around Winston, and with speaking to some of the agents that I know that are working up that area, it is still and extremely interesting market with plenty of people putting their hands into the pot.

Probably depends on what drugs...if they're smoking a little pot, I'd probably just mention it to them, and ask them to please not do that in my property.
