And I seriously doubt any non profits are money laundering, but then again neither is Joe the Barber LLC or Betty's Property Management LLC (which, especially if they are Single Member LLC's--which flow to the 1040 without any tax return for the entity--are already identified to the government computers at the IRS.If you want to swim with the big fish you have to get wet.Maybe the resident agents will offer to fill this out as a service for $50 to $100 (???)

So holding the property and even renting at below market to get it filled quicker with slightly less cash flow (maybe 100-200 less at most) is still a decent deal as a buy and hold.

If you know of a college that you plan to go to, a single family house, duplex, triplex, or fourplex on the campus would be a great way to start out while you live in one of the units and manage/make sure to get all of the other units/bedrooms filled with other students about your age.

If they move soon, one month vacancy would eat away any savings of a hard "no" and it's wintertime (here) where vacancy is harder to fill...I'd at least discuss with the tenant and have someone do a bid to find out what it even costs for this home.
