Hey everyone, what tools/method do you use for estimating the cost of maintenance and repairs of a multi-family home (2-4 units) ?

There is a saying in business, "If you're sitting at the poker table for more than 15 minutes and you don't know who the patsy is, you're the patsy."

Seems like the new on line marketing methods  Section 8 is the new shinny object..

And when their methods don’t work and you turn to your favorite guru for advice, what do they tell you?"

Also, it often helps to connect with a local agent/do extensive due diligence on renovated/new construction properties to see what the property may sell for or appraise for (if doing BRRRR method) as that can impact the price you should pay.

Does anyone have a template or method that they use in order to screen tenants effectively in order to reduce the risk of non payment and damage to the property? 

I’m sourcing carefully and trying to approach it methodically, especially with the added layer of investing out of state.It’s good to hear advice from someone with experience.

I've been thinking a lot about Florida and I believe it's a great state for future potential investments such as purchasing and renting out (utilizing the BRRRR Method Of Course).

Instead of focusing on move-in-ready rentals, consider fixing up a cheaper property (BRRRR method) to add value and boost cash flow.

I understand the BRRRR method is not all that it used to be in the past years, but given that I have a lot of capital to play with, I figured that I would still be able to find ways to make it applicable.Does anybody have any suggestions/tips for me?
