Before making any decision, I would get a customized property evaluation by a local Realtor to determine the value of the property on both sides of the spectrum; sale OR rental. 

Hopefully we can pick each others brain and I know we will crush it in the Real Estate industry!

With future leases, as soon as it is determined there is nonrenewal, you start marketing that floorplan.  

Does the market there pick up more in the spring as other markets do?
