Even the US government can't "guarantee" that they will make their interest payment; let alone syndicators (equity or debt), renters, clients, etc.As an LP, if I hear any syndicator or financial advisor of any type use the word "guarantee", particularly as it pertains to returns, I will NEVER invest with them, along with a few other "no goes".
