Finally got done building personal credit enough to seek pre-approval (as I have only just turned 21 years old).

My personal credit score is a 780 and I have multiple other properties but still not busting the DTI metric. 

So we contacted our HVAC person and they agreed to come out on Monday 2/24/25 at 8am.

I have been told that it could be better to save the FHA loan for a later property (Possibly a personal one), if you can put 20% down for a standard 30-year fixed loan.

@Mark Towey I don't "farm" areas personally, it doesn't really fit the niche I'm personally going after, but what I have heard from some major agents in my market lately is that farming is not near as productive as it used to. 

Personally, I would never open a Series LLC in the State of Illinois.
