but with that said, it seems like you're assuming OP will be able to have a high performing / top performing STR (which i think we would all agree would beat unleveraged market returns.) 

The two common ways to get rents up is 1) to move qualified family into the unit for a year 2) perform and extensive rehab such that tenant occupancy is not possible.

So you shouldn't count on appreciation to justify under performing STRs.

For reference, we're heavily involved in the co-living space, which is an unorthodox strategy but can perform exceptionally well with the right property and systems in place.

You will be performing mortgage fraud by not including them on the list of contractors who worked on the property when the title company asks for the list of contractors.

I would ask them what services above and beyond the required broker services they plan to perform. 

The risk is far lower, with a better ROI.OR you can consider learning about government contracts and performing lease matching.
