-OOS investors rely on service providers like agents and PMs and think they're guaranteed an outcome instead of just paying a fee for a service.  

I would first separate out the original purchase price between building and land.

I find that cash flow is very important so that I don’t have to come “out of pocket” to pay for major improvements / repairs  

But let’s go a later deeper - my down payment would come out of a well performing stock portfolio.

This will show you that people have options to go out and pick another house over your place. 

Turned out to be a lesson learned more than anything.  

One of the things to watch out with mobile home parks is the increase in lot rent.

Kids are out of the houseand college is covered.

You can make a lot of money here, but as an out of state investor you can end up upside own if you don't understand the value swings in each of the neighborhoods.
