You can legally change or cancel a contract if all parties agree. 

(Unfortunately, the investor fell for this gimmick and did NOT get their own 3rd party inspections, appraisals or even visit the properties they were buying, against our best efforts to encourage proper due diligence and follow our check list for their own protection.)So now some people are stuck with properties worth half what they paid (not all RWN members), with no renovation done, and constant repairs and vacancies.

It's better to be honest with your current lender and all parties involved in the transaction, than to risk losing your EMD and falling out with lender Bs false promises.

Hey @Rich O'Brien, late to the party here but curious to see if you were able to find a way out of your tough situation.

I know I am late to the party, but I just signed up for DealMachine to do some D4D.

Another example is that with a tax auction it is common for all the interested parties to not be notified 100% correctly meaning they could in theory come back later and try to reverse the sale and take the property back!

@Ryan Swan, funny you say that, I just used all of my votes on that one feature last week, which kind of sucks because I wouldn't consider that an "enhancement" as much as just a total whiff on Buildium's part.  I

@Eric Helena, There is no statutory prohibition against purchasing from a related party to complete a 1031 exchange.
