My RE investments have achieved great cash flow (most initially had poor cash flow) but the cash flow pales compared to the appreciation (and appreciation is why they have achieved great cash flow).Look at all the things that define a good investment RE when deciding to bale on an RE investment.

I like that play.you exchange rent for an interest in each of the little companies that you provide space for for free.or very reduced rent.. this could give you some major hit down the road that would make any real estate play pale.. just depends on if you really need cash flow now.I do like the double tax free muni's though for the very cashed up and conservative investor in CA which is a high tax burden state.. a few of my clients that are family offices have those types of investments..
