You have to complete Schedule E if you have rentals.You should check if the turbo tax premier version allows the filing of Schedule E.With that said, using a software like Turbo Tax will assume you to understand what is deductible.If you work with a tax professional, you are more likely to have an accurate return.

Whereas, if you are holding $1,000 cash flowing property and the markets shift, you likely still have a cash flowing property that can sustain itself, and even help supplement another property that isn't in as great of an equity position.

You can easily look at states like Indiana or Ohio and find a duplex for $200K or under and cash flow the same per door.

Without knowing all of your specifics, I'd say that it's only worth holding on to if you can reasonably expect to have some really good appreciation in the near future (like 5 yrs)....Or, in the case where it would run well as a vacation rental, you could switch the usage, maybe?

However, looks like there is a harsh line as far as what locals can afford and if you go over that, vacancy is high.-- lawton is a very cheap market and has a high demand for renters.
